FEBRUARY 2017 – Emmet County Real Estate Market Report

Interested in how the market was doing in February 2017?

For the month of February (2017) according to the data provided by Northern Michigan MLS, there were 987 active listings in the NMMLS with an average sale price of $290,980. These listings included homes, land, commercial properties and multi-family buildings like apartments and duplexes.

In February, there were 74 total sales 35 sold in Emmet County. The average LIST price for homes was $432,645 while the average SALE price was $379,420.

The highest list price of homes sold in February 2017 was $6,900,000 while the lowest list price of homes sold was $77,000.

(The highest list price of homes sold in February 2016 was $399,000 while the lowest list price of homes sold was $50,000.)

The highest sale price of homes sold was $5,700,000 while the lowest sale price was $75,000.

The average day on market for a home was 253 days.

Alanson – 3 homes
Bay Harbor – 1 home, 3 condos
Boyne Falls – 1 home
Brutus – 1 home
Harbor Springs – 16 homes (including 8 homes)
Petoskey– 10 homes
Total – 35 sales

5 homes were waterfront, 3 were water access

Total sales volume of residential sales in February 2017 in Emmet County was $13,279,700.

12 homes sold through conventional mortgages, 2 were FHA, 18 were cash, 3 were rural development.
