How to get started

You’re already in! Anytime you have a new listing that matches your brokerage’s criteria to promote the listing on your behalf, you’ll be notified through an email from boost@homespotter.com letting you know that your ad will go live shortly. (Be sure to add us to your safe sender list!)

You can either let your ad go live on its own, or you can go into your very own Boost dashboard to make tweaks to the ad if you’d like.

In your Boost dashboard, you’ll also have access to:

Reminder: Boost automates ads with the most optimized copy, visuals, and targeted to online audiences most likely to click through the ad! (So we recommend you keep the preset ad as is).

How do I set up an ad?

Your Boost Dashboard is the one-stop-shop for everything you’ll need to manage your listing ads, and you can access it anytime to make adjustments or edits. HomeSpotter has already worked with your brokerage to pull in your listing’s information (listing details and photos), meaning that with just a few taps your ad will be up and running on Facebook, Instagram, and across the web.

Reminder: You have full editorial control on how your ad will look and the geographic area we’ll use to target potential buyers! More on that here.


1. First, log into your Boost dashboard

Each brokerage that partners with Boost by HomeSpotter has a custom dashboard set up for you to access. If you’re not sure how to find your dashboard, go to https://homespotter.com/signin/ and type in your brokerage email address and we’ll look for your dashboard.

You can also go back to any email you received from boost@homespotter.com, and you’ll find a direct link to your dashboard in the email.

2. Select the property you want to advertise

Listings that are available to be promoted with Boost will be populated from a data feed that we’ve set up just for your brokerage. This may be direct from your local MLS(s), or from a custom feed that your brokerage has shared with us. Don’t see your listing? Reach out to our Support Team by sending an email to support@homespotter.com, and we’ll help you find it!

As soon as you click on the “Create listing ad” button for the property you’d like to advertise, an ad preview will open along with image and text editing options.


3. Make edits to images, text, and targeting info

The preview ad is auto-populated with key information from the listing feed and is optimized with visuals and text that have the best chance of getting clicked from a preselected ideal target audience.

You have the ability to customize these ad listing features to fit your needs. Simply tap the EDIT button next to the info you would like to update, and you’ll see real-time changes in the ad preview.

Update and verify text and images here. Or feel free to upgrade to a video ad, if the option is available for the listing!

  • Ad type & accompanying details (e.g. new listing or open house)

The pre-populated ad text and images are designed to drive clicks and traffic to your listing detail page. You can leave it as is (seriously, it’s already been optimized for a great performing ad!), or you can pick and choose what to edit. A few reminders to keep in mind, if you choose to do that:

  • Some ad placements allow a very limited amount of the ad’s text to show before it gets truncated
  • With that said, the ad text should start out with the most stand-out, compelling property features
  • Choose a listing photo that really shows off the property in its best light
  • Hold back from including the price up front to encourage clicks to (and interactions with) the landing page

➤ Who will see your ad?

Find an ideal audience of potential buyers who will see the ad.

Our intelligent targeting system is optimized to find buyers and sellers surrounding the selected location. The listing address is auto-populated, but you can make changes if you’d like. We start by targeting the area surrounding the selected location, but you can also tweak the targeting info. by inputting a different address or uploading your own list of contacts.

Learn more about how HomeSpotter’s targeting system works to find the best audience for every ad listing here. By the way, our targeting is compliant with Fair Housing guidelines and designed to work with Facebook’s special rules for housing-related ads!

You can also build a new list based on website or open house traffic! As an agent, if you’ve had 300 visitors to your Boost landing page on (agent-paid ads only) in the last 90 days, you’ll have the option to retarget and upload your own contact list.

Simply click on “Add on a custom audience of contacts and website visitors” under the map view and follow the on-screen prompts.

By default, ad clicks go to a mobile-optimized Boost landing page designed for qualified lead capture. If you’d rather drive traffic to another page, you can do so here, as well.

Keep in mind: There are many advantages of going with the default Boost landing page!

  • With your email notifications turned on, you’ll receive an email as users unlock the landing page with their Facebook credentials (supplying you their name and email address for easy follow up!)
  • Landing page engagement is also automatically reported in your Dashboard
  • HomeSpotter’s mobile-first design is continuously optimized for lead capture

Where should the ad run, and for how long?

  • Select the number of weekly ad views desired
  • Choose how long the ad will run

You can run your ad for anywhere from 1 – 4 weeks and get 2,000 – 9,000 views per week. But many agents have success running a one-week ad with 4,000 – 6,000 views. The cost of the ad will automatically adjust based on changes made to the desired ad views and running time.

Note: Ads do go through a learning phase first with Facebook as the platform works to build the target audience. Grab more details on how that’s done here.


4. Check out, and your ad will go live!

Enter a promo code here if you have one. Hit “Checkout” and verify the ad listing and billing information on the following page. If everything looks correct, tap “Place Order” or tap the back arrow to make necessary changes.

Check your email, and add boost@homespotter.com to your safe contact list. (We will send you ad listing updates from this email address!) At any point, you can make edits to your ad listing and can conveniently access it from these emails.

Let Boost create compelling and targeted ad campaigns that promote your expertise as an agent and build your brand. Upload a list of contacts to Boost and combine that with additional area targeting, and Boost will automatically run digital ads on Facebook, Instagram and across the web as your area’s local Real Estate expert.

How do I get started?

Once you’re in the Dashboard, simply scroll down until you see a section to set up your Agent Promotion Ad. Just click on Set-up Your Campaign to get started and we’ll walk you through setting up your new ad subscription. 

Ad Design: 

Select the new Agent Promotion ad from your Boost dashboard. We picked defaults that will help you achieve your goal. Connect your Facebook business page to sponsor your ads from, and choose your best headshot to be featured on your ad. 

When customizing your Ad, you can upload your own Ad creative. This will allow you to fully customize the Ad and make it your own. You can also select from one of our predesigned background images. If you need inspiration for your ad copy, check out this article.

You are also able to preview your Ad during the customization process. We’ll show you what your Web Ad and Facebook Ad will look like. 

Reach: 

You can use a combination of area targeting and your own sphere with Boost.

Area: It’s time to start farming! Focus your efforts on a specific area to discover new local buyers and sellers. Choose an address, city, or zip code and Boost will target potential buyers and sellers near that location. This geo-targeting adheres to Facebook’s guidance for remaining in compliance with real estate regulations.

Sphere: Staying in front of your sphere of influence is so important! Upload a list of your current and past clients, neighbors, professional and personal networks, members of clubs you may belong to, and anyone on your previous marketing lists that you’ve interacted with. Online ads are a great way to remind those around you that you’re an active agent, without reaching out to them directly. 

Boost will accept a CSV file upload with emails and phone numbers. You can find additional instructions on adding your list of contacts here

When someone clicks on your ad: 

Boost will let you pick a page of your choosing to send potential leads to when they click on your ad. This can be any website you choose, and many agents choose to link to their agent profile on their company or personal website. 

Ad placement:

Your Agent Promotion ads will be placed on Facebook, Instagram and across the web on thousands of sites, targeting potential buyers and sellers in the area you choose.

Results:

Each week, Boost will email you results from the past 7 days. This will include views, comments and any other engagement (likes and clicks) that occurred during that time. You can also sign into your Boost dashboard anytime to review and manage your Agent Promotion campaign. 

When you click to view your ad details, you will get more in depth information including benchmark, time filters and insights as to where your ads are being shown online. 

Frequently Asked Questions 

How long does it take to create my ad? 

About 2-minutes. Boost will do all the heavy lifting for you and will walk you through everything needed step-by-step to create your ad. 

How much does this cost? 

Agent Promotion subscriptions start at just $99/month to achieve an estimated 8,000-12,000 monthly ad views. There are no long-term commitments and you can cancel anytime. 

How many people can I upload for my contact list? 

We don’t have a minimum or maximum, however we recommend adding a list of at least 200 contacts for best results. Lists even larger are highly recommended. 

If you do not have a list of contacts that you’d like to upload and target, you can also just choose an area and your ad will only use the area targeting for promotion. 

Is my contact list secure when I upload to Boost? 

Yes. Boost will never share or sell any of your contact list data, and this list will only be used for targeting on your own ads and no other agent. We take security seriously and we understand that you own the data on the lists you’re uploading to Boost. 

Will I be able to see if my contacts saw my ads? 

While we cannot provide you with a list of everyone who may have seen or clicked on your ad due to privacy laws, we will share with you anyone who engages with your ad (comments and reactions). 

We do our best to advertise to everyone on your list, however we cannot guarantee that everyone will see your ad. If a contact on your list does not visit the social media sites or the website we advertise on, or if the contact uses a different email address and phone number in their profile, it’s possible that they will not see your ad. 

How many areas can I choose to target with my ad?

You can target 1 area of your choosing for each ad you run. You can purchase additional ads if you choose. 

Can I extend the area reach on my ads? 

Boost will automatically determine the radius around the area you’ve selected. As your ad runs, Boost will optimize the specific area to generate the impressions needed. 

How many views can I expect to see on my ad each month? 

Each month that you’re subscribed to Boost Agent Promotion ads, your campaign will receive on average between 8,000- 12,000 impressions. This can vary depending on time of year, the location/area you’ve chosen, and how many contacts you’ve uploaded to Boost to target. 

How do you determine potential buyers and sellers to show my ad to? 

Boost will keep the targeting for your ad broad as these types of ads are used for long-term farming to create awareness and a market presence in your area. Boost will look for people who are interested in real estate or likely to move in the near future based on their online behavior. 

What if I don’t have a phone number or email for someone on my contact list? 

More information is always better, but if you only have one or the other, we’ll use whatever information you provide and do our best to try and find your contacts online to target with your ads. 

What makes for a great landing page to drive traffic to when someone clicks on my ad?

When selecting your landing page, there are some key things you’ll want to think about in order to make the most of your ad engagement. 

  1. Does this page include your contact information?
  2. Is there a form or other quick way for people to send a request to you for more information? 
  3. Does this page provide compelling information to get the potential new client excited to connect with you? 

What changes can I make to my ad while it’s running?

Once you start your ad, you’ll be able to edit the text and background or upload a custom ad creative. You can also make changes to your landing page and contacts list.

When and how am I billed? 

Agent Promotion ads are billed on a monthly subscription. When you place your order, the credit card you provided will be billed immediately and then every month following on the anniversary of that date.

How do I cancel? 

You can cancel your subscription anytime from your Boost dashboard. Tap on your ad details to cancel your subscription. 

You will not be charged for the following month and your ad will expire on the anniversary of the subscription date that month.

If you have more than one campaign running, make sure to cancel each individual one.
